Auction Information:
Date and time:	J.L. TODD AUCTION COMPANY will offer the property on Saturday, May 10th at 10:00 a.m. ON THE PROPERTY under the big J.L. Todd tent.
TERMS	The terms for the auction will be 25% down with the balance due in 30 days from the day of the auction. A 10% buyer's premium will be paid by the purchaser.
closing	The closings will be conducted by: Mr. W. Douglas Divine, Attorney at Law, Divine, Finney & Dorough, P.C., 600 N. Jackson St., Albany, GA. Phone (229) 883-1610, Fax (229) 883-1647. Purchaser will pay a closing fee of $250 which covers the cost of preparing the closing statement, warranty deed, owner's affidavit and conduction the closing. This fee does not include title exam, title insurance or preparation of any loan documents, all of which would be extra.
confirmation:	All properties are offered subject to confirmation of the seller.
broker participation:	A 1% commission will be paid to any Georgia Real Estate Broker who properly registers a confirmed buyer who closes on the property. Registration must be received by J.L. Todd Auction Company by 5:00 p.m. on Thursday, May 8th.
financing:	Purchasers must secure their own financing. This is a cash sale and the closing is not contingent on purchaser obtaining financing, nor is it contingent on any requirements of a purchaser's lender.
